Refurbishment Committee The Sea Scape Beach and Golf Villas Board of Directors are directly accountable to
the Resort Owners for the overall management, as well as the upkeep, of the resort. A significant element of
this Board responsibility is the on going maintenance of the 18 condominiums. In recognition of this
formidable task, the Board of Directors has chosen to establish a permanent owner-centered committee (called
the Refurbishment Committee). The permanence of this owner-centered committee is necessary to insure owner
perspective will be maintained as an integral part of the condominium component replacement decision-making
process as it relates to Refurbishment.
The Refurbishment Committee will periodically review the condition of the individual units, as well as the villas
themselves. At the conclusion of these periodic inspections the committee will provide the Board of Directors with
their recommendations through its Board representative (the Member at Large). The Refurbishment Committee will meet
at frequencies necessary to carry out their assignments at the call of the Board representative. The Board of
Directors will use the information provided by the committee in their decision-making process and provide timely
feedback to the committee through its Chairman. Specific areas of activity the committee will perform are:
- Conduct a minimum of one annual on-site villa inspection to confirm current refurbishment direction and overall needs of the villas.
- Recommend to the Board a set of minimum quality standards for all component replacements in the owners units' and their associated villa.
- Assist the resort management in establishing realistic and attainable life expectancies for all unit replacement components.
- Recommend to the Board décor color schemes.
- Research, as directed, price and quality comparisons to insure maximum value for each reserve dollar spent.
- Assist the resort staff, as necessary, in loading and maintaining data in the "Refurbishment Projection Process" file.
